August nights rose 2.1%: don’t turn a national average into your 2027 budget

Accommodation demand in Greece increased in August, but the new national average is not a target for every property. Before putting a blanket growth rate into 2027, separate what happened in your own product, on your own stay dates and after channel costs.

The fact: more arrivals, the same average stay

On 20 October 2026, ELSTAT released provisional August figures: 7,429,931 arrivals, up 2.6% from August 2025, and 34,685,695 nights, up 2.1%. Average stay across all categories remained 4.7 days. Non-resident nights increased 2.3%, while resident nights increased 1.2%.

What the 2.1% does not prove

Nights in hotels, similar establishments and campsites increased 1.1%; nights in short-stay accommodation establishments increased 4.6%. These are different categories within a national total; they are not platform data and do not measure revenue, room rate or occupancy. Nights are counted per guest, not per room or villa sold.

The figures therefore do not establish equivalent growth in Syros, the Cyclades or any individual business. KWCS’s view is that they are a benchmark, not a forecast: even a property with more nights can have a weaker net result if its mix of rooms, rates or commissions changed.

The decision: build a bridge from the market to your own budget

Compare August 2025 with August 2026 on equivalent stay dates. For each room or villa type, record available units, unit nights sold, average rate, cancellations and net revenue after commissions. Note changes in capacity, packages or operating days so the comparison remains like-for-like.

Then separate high-compression dates from weaker weekdays. Use the result to set different rate floors, minimum-stay controls and channel availability for 2027. If your records are sparse or inconsistent, keep the decision provisional and set a review date; do not mechanically copy the 2.1%.

How KWCS helps—request an August review

KWCS can consolidate PMS, booking-engine and channel reports, define comparable measures and turn the analysis into pricing, distribution and operating rules for a hotel or villa. In the contact form, request an ‘August 2027 review’ and include your destination, property type and systems used—without guest personal data. We will first agree the scope and required records; we do not promise unverified outcomes.
