The Pandokeion playbook: three levers for stronger RevPAR (illustrative example)
The Pandokeion is a fictional hotel. All figures below are hypothetical and demonstrate how to compare performance and plan next steps. They are not results from a KWCS client.

Occupancy
Average daily rate (ADR)
Revenue per available room (RevPAR)
An ancient word for a current business question
The ancient Greek word “πανδοκεῖον” referred to an inn or lodging for travellers. We borrow it for our fictional hotel; it does not identify a real property or partnership.
Imagine two comparable periods with 100 available room nights each. Scenario A sells 60 room nights at an average daily rate of €120; Scenario B sells 72 at €132. These values were chosen solely to explain the calculation.
How KWCS would work with the business
We would begin by reviewing demand by stay date, room type and sales channel. We would compare the actual value of direct and OTA bookings after commissions before proposing rates or offers for weaker dates.
In parallel we would review reception and housekeeping workloads, shifts and staffing gaps. Where needed, KWCS can discuss recruitment and workforce support from the Philippines, with timing and responsibilities tailored to the business.
What the numbers show—and what they do not
In this hypothetical example, room revenue is €7,200 in Scenario A (60 × €120) and €9,504 in Scenario B (72 × €132). RevPAR moves from €72.00 to €95.04, an increase of 32%. This is arithmetic, not an outcome KWCS achieved for a particular hotel.
Before calling a strategy profitable, we would need commission, cancellation, payroll and other operating-cost data, plus genuinely comparable periods. Tell us about your own figures so we can build an analysis based on your property.
Source and context
Both periods and every number are invented for educational purposes. We assume 100 available room nights in each scenario. Occupancy = sold / available room nights. ADR = room revenue / sold room nights. RevPAR = room revenue / available room nights. Commissions, taxes and operating costs are excluded. The dictionary source below supports only the ancient word.
