Direct bookings in 2027: a plan for hotel and villa owners
Guests need a clear reason to choose your property and a reliable route to confirmation. A direct booking plan connects the commercial offer, website and team's response.
1. Choose the audience and dates
Start with the stays you want to attract: couples for a particular room category, families for a suitable villa, or longer stays during available periods. The audience needs to match your capacity, amenities and property policies.
Identify which dates or categories need support and why. A general campaign sending every audience to the homepage is harder to assess. A relevant room, villa or offer page can explain the proposition more clearly.
2. Explain the value before choosing a discount
Explain the inclusions, conditions and practical support before and during the stay. Confirm benefits and availability before promising them. Each offer needs clear dates and restrictions.
If you choose a discount, review revenue after payment, promotion and inclusion costs. Direct bookings do not have zero acquisition cost. Assess the offer alongside the applicable terms of your partners and channels.
3. Test the journey on a phone
Open the page a guest will reach from search or social media. Can they understand the room type, capacity, location and main amenities? Can they find dates, prices and conditions? Check both available and unavailable dates.
Where a booking engine is used, check that the room and dates remain understandable through the transition. For form or WhatsApp enquiries, ask for the information needed to assess availability and prepare an offer, and assign responsibility for replying. A technical test should not create an actual booking or charge.
4. Connect responses with availability
The team needs a shared view of rates, availability and conditions before answering an enquiry. Record the offer, response time and next step. If availability can change, explain how and when a reservation is confirmed.
For villas, confirm the specific unit being discussed and any additional services needed. Distinguish an expression of interest from a confirmed reservation according to your payment and confirmation process.
5. Measure bookings and revenue after costs
Page views and booking-button clicks show interest. They do not prove a completed reservation. Where your systems support it, connect the source with confirmed bookings, cancellations, room nights and acquisition costs. Compare results for the same period and reporting basis.
