Hotel pricing for 2027: start with net revenue

A higher advertised rate does not by itself improve a hotel's result. Before opening 2027 sales, connect your prices with the room product, demand, each channel's cost and the experience your property can deliver.

1. Build a comparable view of the season

Bring together room nights, occupancy, average rate, cancellations, booking lead time and revenue by room type and channel. Separate months, weekdays and weekends. Record rooms that were unavailable because of works or operating restrictions before comparing occupancy.

Use the same reporting basis throughout and distinguish revenue before distribution costs from revenue after them. Revenue after channel commission is not business profit: operating costs still need to be covered.

2. Give each room category a clear role

Views, space, capacity and inclusions affect who chooses each category. Check whether the price difference between categories reflects an understandable difference in experience. Review demand for each category before applying the same increase to every room.

Organise the rate calendar by period, category and booking conditions. Gaps in the season may need a different approach from high-demand dates. Competitor pricing is one input alongside your hotel's own figures and costs.

3. Assess the value of each channel

For OTAs, direct bookings and B2B partners, record commission, property-funded discounts, payment costs and any booking acquisition cost. Compare equivalent bookings with the same conditions, inclusions and stay period.

A partner may reach dates or markets you would not otherwise reach. Consider length of stay, lead time, cancellations and availability commitments as well. The aim is an appropriate sales mix for this particular hotel.

4. Check rates as a guest sees them

Before releasing the new season, test sample dates, room types and guest counts. Compare availability, the displayed total, minimum stay, payment terms and cancellation conditions on your website and active channels.

Where WebHotelier or Hotelizer is used, agree who reviews the settings and who checks the changes across connected channels. Record each change and its date so you can assess its effect later.

5. Begin with a defined scope

A revenue and distribution audit can identify priorities before implementation. For ongoing support, agree on pricing responsibilities, channels, access and reporting frequency. KWCS GLOBAL provides remote commercial support for hotel owners in Greece, with scope tailored to the property.

For the first conversation, share your location, room count, current systems and main objective for 2027. We then agree on the previous season's data needed for review. A rate proposal needs your own data and does not guarantee occupancy or revenue.
